Real estate no more attracts NRIs
Real estate in Hyderabad is not an attractive investment proposition for Non-Resident Indians and High Networth Individuals, thanks to the prevailing uncertainty over a separate Telangana state.
Nevertheless, the property market seems to be on a rebound as demand from genuine buyers is on the rise. Though the prices of raw materials like steel and cement have shot up, the property prices haven’t increased commensurately.

Deciding where to invest ?
Where should you look to buy investment property in Hyderabad? The short answer is: the closer to home, the better.
If you are just starting out, your investment should be within three-hours travel time by car from your home.

If you do have to go wandering far from your home base, here's what you need to consider:
- Price: On a comparable basis, you want to be getting the best bang for the investment buck.
- Cash flow: Your property purchase must be the best thing you can do with your money in terms of cash return. At the very least, you've got to acquire it at a price and at terms that will make it self-supporting.
- Growth: The area has to be growing. People have to be moving in, either because it's such a wonderful place to live that everybody wants to be there, or because industry is growing and creating jobs so that even though it's not paradise on earth, people want to live there because they can get a paycheque.
- Diverse economic base: You don't want to be in a single industry town. You want to be some place where even if one of the big employers leaves town, it's not the end of the world.
- Advanced schooling: This is one of the green lights you should look for. In communities with a university or a college, the young people don't have to move away to get a higher education. As well, those schools will bring more people to town.

Before you begin the process of buying a property in Hyderabad, you need to consider the following:
- Determine Your Buying Objectives. Why do you want to buy a home? Need more room? Downsizing? Tired of paying a monthly rent for nothing in return?
- Determine Your Needs. Prioritize what is most important to you in a home (style of home, size of home, neighborhood, schools, cost, etc.) Keep in mind, there is a difference between what you need and what you want, so be realistic.

Research the market by searching the internet to see what homes are for sale in the areas you desire. As well as looking at classified ads and home for sale magazines, and maybe even driving around neighborhoods you're interested in. After that you should have a good feel for what's available.
